Demolition of existing Victorian offices and construction of four high end residential units.
Work included the re-design of existing scheme (and obtaining planning permission) to include the excavation of the courtyard to provide swimming pools to 3 units and a second basement level to 1 unit.
Complex drainage systems were introduced involving attenuation crates under the courtyard (and over swimming pool halls) due to the surrounding buildings’ rainwater draining onto the site. The discovery of an existing sewer forced the redesign of one unit.
Some 100 party-wall awards.
The development required a two stage tender, combined with two stage construction: demolition, basement dig and concrete frame followed by ‘fit-out’.

Significant and continuous design and detail analysis and changes were made due to issues with the existing site and poor construction of the concrete frame in the second stage.
Numerous and some significant design changes from the client, most drastically the
removal of the swimming pools (despite concrete frame and basement works
completion).
